What Does It REALLY Cost to Live on the Lake in Vernon? Every 2026 Lakefront Sale

 

Lakefront homes in Vernon can be listed for $4 million, $5 million or even $15 million, but asking prices only tell part of the story. Looking at the actual sales from 2026 gives us a much clearer picture of what Buyers are currently willing to pay for waterfront property in the Vernon area.


So far in 2026, there have been nine residential lakefront sales in our market, including single-family homes and bare-land strata properties. Those sales ranged from $825,000 to $2.46 million, with significant differences in location, access, waterfront, property size, condition and amenities.


The Highest Lakefront Sale of 2026


The highest sale so far was Unit 20 at 9900 Eastside Road in Cliffshore Estates, which sold for $2.46 million. The property originally came to market at $2.75 million before being reduced to a final asking price of $2.65 million. It sold after 148 days on market for approximately 92.8% of the final list price.


This modern 3,000-square-foot home featured four bedrooms and five bathrooms, along with 75 feet of waterfront on Okanagan Lake. The gated bare-land strata property also included a dock and Sea-Doo lift. Its sale narrowly moved ahead of another Okanagan Lake property on Old Stamp Mill Road to become the highest lakefront sale in this group so far this year.


A Long Time on the Market Does Not Always Solve a Pricing Problem


7448 Old Stamp Mill Road sold for $2.45 million after spending 380 days on the market, with 778 cumulative days on market. It was originally listed at $3.3 million before eventually reaching a final asking price of $2.7 million. The sale represented approximately 90.7% of the final list price.


With 95 feet of Okanagan Lake frontage, more than 3,700 square feet of living space and just over half an acre, this property had substantial waterfront appeal. However, it ultimately sold considerably below its original asking price, showing that time on the market does not necessarily correct a pricing issue.


Unique Waterfront Can Command Attention


8180 Tronson Road sold for $2.3 million after 186 days on market. It originally came to market at $2.895 million and was ultimately listed at $2.4 million, selling for approximately 95.8% of the final asking price.


One of the most notable features was the 338 feet of Okanagan Lake frontage spread across two titles. Properties with this amount of waterfront are uncommon, and this sale also provided an indication that activity was beginning to pick up toward the end of August, with an accepted offer on August 17.


Not All Lakefront Properties Are the Same


Unit 9 at 9900 Eastside Road in Cliffshore Estates sold for approximately $2.29 million after 356 days on market, representing about 89.9% of its $2.548 million asking price. This was another bare-land strata property in Cliffshore Estates, featuring a custom 3,436-square-foot home and a shared dock.


The sale is a good reminder that comparing lakefront properties requires more than simply looking at the word "waterfront." The type of ownership, dock arrangement, location, waterfront characteristics and home itself can all have a significant impact on value.


A Strong List-to-Sale Ratio on Beachcomber Bay Road


A property on Beachcomber Bay Road sold for $2.275 million after just 36 days on market. Originally listed at $2.299 million, it sold for approximately 99% of the asking price, one of the strongest list-to-sale ratios among the nine sales.


The property offered 86 feet of Okanagan Lake frontage, a private beach, a wharf, a boat lift and a particularly unique peninsula. An accepted offer came together on August 24, another indication of increased waterfront activity toward the end of the summer.


One Property Sold Above Asking


9707 Dell Cliff Road was one of the fastest-moving properties in this group. It sold for $2.25 million after only 32 days on market, exceeding its $2.2 million asking price and achieving approximately 102.3% of list price.


The property featured 70 feet of level, swimmable Okanagan Lake frontage, a red sand beach, a shared dock and a private buoy. Compared with properties that spent hundreds of days on the market and ultimately sold below their asking prices, this sale demonstrates that the right property at the right price can still attract a Buyer quickly, even in a slower luxury market.


The Price Drops Significantly on Kalamalka Lake


At $1.2 million, 5799 Cousins Bay Road marked a significant change in the price range and brought the focus to Kalamalka Lake. Waterfront properties in Cousins Bay can offer a very different experience from conventional waterfront closer to Vernon amenities, and factors such as location, access and utilities are reflected in the sale prices.


This property originally came to market at $1.375 million before reaching a final asking price of $1.275 million. It sold after 105 days on market for approximately 94.1% of the final list price.


The property was a 324-square-foot cabin on approximately 0.43 of an acre, with waterfront and power only at the lot line. Access to Cousins Bay also involves travelling through Kalamalka Lake Park, making it a more recreational and private lifestyle than many of the waterfront properties closer to Vernon.


Two More Cousins Bay Sales


5853 Cousins Bay Road sold for $1.1675 million after 51 days on market. It was ultimately listed at $1.219 million and sold for approximately 95.8% of its final asking price. The property featured 80 feet of water frontage and an approximately 1,000-square-foot cabin.


At the lower end of the market, 5867 Cousins Bay Road sold for $825,000, making it the lowest lakefront sale in this group so far in 2026. It was listed at $999,900, spent 74 days on market and sold for approximately 82.5% of its asking price.


This was a much more rustic property, with a 1,092-square-foot cabin and 72.4 feet of direct Kalamalka Lake frontage. The property included an outhouse, lakewater plumbing that still required a pump, and newly available electricity at the property line. Again, it demonstrates why the term lakefront alone does not tell the full story when determining value.


What Do the 2026 Lakefront Sales Tell Us?


The nine sales ranged from $825,000 to $2.46 million. Some properties sold in as little as 32 or 36 days, while others took more than a year to sell. One property sold above asking, while another sold for approximately 82.5% of its asking price.


There was also a noticeable increase in activity toward the end of the summer, with multiple higher-priced Okanagan Lake properties securing Buyers during the second half of August.


There Is Not Just One Vernon Lakefront Market


The biggest takeaway from these sales is that there is no single Vernon lakefront market. Okanagan Lake and Kalamalka Lake offer different locations and lifestyles. Conventional road access is different from a more private setting such as Cousins Bay. Private and shared docks create different experiences, while waterfront quality, frontage, home quality, utilities and access can all have a major impact on value.


For Buyers and Sellers, understanding these differences is essential. A lakefront property is not valued simply because it is on the lake. The details surrounding the waterfront, the property itself and its location can create an enormous difference in what Buyers are prepared to pay.
